Spring is here! Time for preventative maintenance.

The first day of spring finally arrived on March 20, and that usually means spring cleaning. It’s also a great time to think about preventative maintenance. As you know, well-maintained properties can improve retention and are easier to lease. With a preventative maintenance program, you may also be able to avert breakdowns and prolong the life of your equipment. Making early repairs can stop small issues from growing into more serious problems. We recommend that you make a list of what needs to get done, so you can check off tasks as you complete them. 

We’ve provided a short checklist to help you get started:

Polish exteriors: patch cracks, repair chipping paint, and replace burnt-out bulbs

Service HVAC units: clean coils, change filters, and check motors and pilot flames

Tame landscaping: cut tree branches away from roofs, trim bushes, and replant flowerbeds

Clean gutters: remove debris and repair breaks to prevent blockages and improve appearance

Check smoke alarms: inspect public and unit alarms and test batteries

Inspect exterior doors: repair broken or rusty hinges, door closers, and locks

Fix plumbing: find and fix leaks in bathrooms, kitchens, and laundry areas

Review electrical: inspect breaker box, stove, and dryer receptacles for hazards
